A lifestyle offering like no other
Vision
Tai Pari is conceived as something quietly rare: a waterfront community defined not by scale but intention.
Shaped by a shared affinity for the water and a clear vision for how life could be lived differently, Tai Pari has been designed to establish a way of living. One that privileges connection, wellbeing, and time well spent.
Here, ownership remains entirely your own. Each of the 14 exclusive sites occupies a freehold title, allowing for architectural freedom and personal expression, while a carefully curated layer of shared amenity brings a deeper dimension to daily life.
The result is a place designed to evolve with you.
A setting where life doesn’t slow down, but instead, becomes richer, anchored by the rhythm of the tide, the familiarity of your neighbours, and the enduring appeal of New Zealand’s spectacular eastern coastline.
This is a community designed not for a moment, but for the years that follow.
The sites
An exclusive collection of waterfront sites occupies a private peninsula on the Weiti River, positioned at the north end of East Coast Bays and the wider Hauraki Gulf. Each home site has been carefully oriented for both morning and afternoon sun, capturing light, outlook and the quiet movement of the water throughout the day.
With five already secured, just nine remain, offering a finite opportunity to join a community defined as much by its setting as by the people drawn to it.
The climate proofed site has been elevated and enhanced further with a new rock armoured sea wall.
Amenities
At its centre sits The Hub, a purpose-designed communal pavilion that brings the community together with understated sophistication. A swimming pool, convivial indoor and outdoor leisure areas, and a fully appointed kitchen and bar create a natural setting for both everyday rituals and larger occasions.
Whether it’s morning coffee, an impromptu dinner from the day’s catch, or an evening shared over sport on the big screen, The Hub is designed to enrich the rhythm of daily life.
Seamless access to the water begins within the community itself. A private, all-tide boat ramp on-site allows effortless launching direct to the Hauraki Gulf, free from queues and constraints, supported by dedicated trailer parking and a resident-operated launching tractor. From first light departures to unhurried returns, every detail has been considered to make time on the water entirely your own.

Location

Community
With just 14 freehold sites, Tai Pari is deliberately small in scale, fostering a level of connection rarely found in contemporary development.
This is a community shaped by a shared outlook rather than proximity alone. Residents are drawn together by a common appreciation for the water, for active living and the value of having a community close by – without compromising independence. Life here is as social or private as you choose. Mornings could begin with a swim, a walk, afternoons spent on the water, evenings shared over food, conversation or quiet observation of the spectacular setting.
It is a place where generations intersect – children and grandchildren return, and experience is shared as easily as space. Above all, Tai Pari offers something increasingly rare: a genuine sense of belonging and a chance to grow young together.

The enduring appeal
New Zealand’s coastal environment has long held a unique place in the national psyche – valued not only for its beauty, but for the lifestyle it enables. Access to water, open space and outdoor connectivity is consistently linked to improved wellbeing, while tightly held waterfront land remains among the most resilient and sought-after asset classes in the country.
Within this context, opportunities to secure freehold coastal land of this scale and proximity to Auckland are increasingly limited. As planning constraints tighten and supply remains finite, holdings are typically retained across generations – valued as much for their lifestyle return as their long-term security.
